The best way to inspect the septic system is to gain access and look inside the septic tank. The inspection report will include:
-Details about how the system is functioning -Pumping Recomendations -Drainfield Inspection -Well System Inspection -Location Map with isolation distances -Water Quality Analysis for Nitrates and Bacteria
Inspection Fees:
-Full Well and Septic Inspection (water quality test for Nitrates and Bacteria included) - $500.00
-Septic Inspection only - $350.00
-Grand Traverse County (Time Of Transfer) - ($865.00) - Includes $65.00 water test fee & $300.00 health department review fee.
-Long Lake Twp. Septic Inspection (Point of Sale / Short Term Rental License) - $350.00
- Kalkaska & Manistee County Point of Sale:
-Kalkaska -($900.00)*
-Manistee - ($950.00)*
* (includes septic tank pump-out, water test & health dept. fees)
-Well Inspection Only (water quality test for Nitrates and Bacteria included) - $200.00
-Water quality test only (Nitrates and Bacteria) - $100.00

Replacing a septic system is very costly. If you are buying a property that has a well and septic system it is highly recomended that you have it inspected before you close the deal! You’ll receive a detailed report outlining the type, condition and performance of the entire septic system. A well system inspection, water quality analysis and location map are all included with a full well and septic inspection.
